For those who are serious about building a home, take the time to review these standard features. Here is where you will find all the included items you really need to build on your lot. Things like impact fees, site preparation, well and septic systems or water and sewer hookup fees – these are all taken into consideration when we bring our decades of experience and include these required costs in your new home price. Note the quality materials and building practices we employ that separate us from virtually all other builders in our area:


  • Total customization of floor plans & elevations; all blueprints sealed by our structural engineer
  • Expert home placement on your lot – homes designed to appropriately “fit” our homeowners’ sites
  • “Bora-Care” treatment for subterranean termites
  • Monolithic slab foundation with steel reinforcements; concrete masonry block walls; 4,000 PSI lintels
  • Steel hurricane straps fastened to engineered roof trusses and exterior walls
  • 16” on-center framing on all interior and exterior walls
  • Masonry board tile backing installed in all critical wet areas
  • 4 ply, plywood or 5/8” OSB roof decking, with “peel and stick” roof underlayment
  • Fungus resistant, “Lifetime” dimensional shingles


  • Land clearing, tree removal, necessary fill & site preparation, allowance of $6,000
  • All required lot surveys, allowance of $2,000
  • Potable well, if applicable, allowance of $6,000
  • Septic system and permit, if applicable, allowance of $7,000
  • County water and sewer hook-up fees, if applicable
  • All  impact fees included
  • Utility lines to street / compliance with community’s existing electrical service, up to 50 linear feet

  • 39 oz. stain resistant carpeting on 8 lb. rebound thick padding in all other rooms and hallways


  • 200 AMP service with circuit breaker panel box; all copper wiring
  • Extensive “LED” can and strip lighting throughout home
  • Electric smoke and carbon monoxide detectors with battery back-ups outside and inside all bedrooms
  • Designer lighting fixture package; “Decora” rocker panel switches; 4 USB ports
  • CAT6 wiring, TV cable & telephone jacks per plans; low-voltage panel
  • Ceiling fan pre-wires for all rooms and 5 ceiling fan installations
  • Safety ground fault receptacles in all wet areas; 3 exterior weatherproof GFI outlets
